Hiring someone to work on your roof is a big deal. Your roof ultimately protects your home from the elements. This means you need to hire a team of professional roofers who can do the job properly.  But how can you be sure that the san jose roofer you’re thinking of hiring is good enough? Below, you will find 4 questions that you should ask them. These questions will help you to determine whether the roofers are capable of repairing or replacing your roof to a standard you would expect.

Are you a Licensed Contractor?

Licensed Contractor

When you hire someone to do some work for you, you need to make sure that they have a license. A license will mean you’re much less likely to be defrauded. While licenses vary between states, they are required in San Jose. What this ultimately means is you should stay away from any company that does not have a license.

Don’t be afraid to go the extra mile and check your local licensing office for details. They will tell you whether the roofer’s license is up to date and if they have any violations.

Do you Have Liability Insurance?

Anyone who carries out work on your roof should have liability insurance. This insurance will help to protect you should there be an accident. In addition to liability insurance, the roofer should ideally have worker’s compensation insurance. This insurance will help to protect you if one of the workers becomes injured. If they don’t have this type of insurance you could find yourself responsible for medical bills, should there be an accident.

Do you Use Subcontractors?

Some roofing contractors will use a subcontractor or two to do the work for them. If they do use subcontractors, ask if they have liability and worker’s compensation insurance. You should also consider using a lien waiver. This is a document that will protect you if the contractor does not pay the subcontractor. If you do not have one of these documents, you could end up paying for the work twice. The lien waiver should be given to the party who will be receiving the payment. So, if you are paying the contractor (the roofer), you should give them the lien waiver. This ensures they understand they need to accept payment for the work, rather than the subcontractor. It is then up to the contractor to make sure the subcontractor is paid.

Do you Offer a Warranty?

Does the roofer offer you a warranty? If they do, how long does it last? Roof warranties typically last one year, but some roofers may offer warranties that last longer. Please make sure you know the difference between the manufacturer’s warranty which covers the materials and the roofer’s warranty. Ask your roofer what’s covered by each of the warranties and how long they last.

When you have asked the roofer all of the above questions, you should have a good idea as to how they operate. If you are completely satisfied that they have the right insurance, etc. you might want to consider hiring them. If you’re not satisfied, you could find another local contractor who will happily answer your questions and give you the peace of mind you need.
